Lennar’s South Lake Crossing
Lennar's 800 acre South Lake Crossing in Lake County with 1,500 homes, 8 miles of trails and an 80 acre Town Center. The hilly site was offset with the creation of a large natural area of preserved hammocks and marshes with a trail system.
Horizon West Orange County Florida
An 18,000 acre Sector Plan authored by a former partner in Orange County. Master planned community designs, neighborhood design, commercial centers as well as parks and schools have been successfully designed and entitled over the last 12 years.
Harmony for Starwood
Master planned the eastern and western phases of the 12,000 acre community for Starwood. Substantial environmental preservation and a new urban design approach sets this community apart.
Waterleigh for DR Horton
1,600 acre master planned community for DR Horton in Horizon West. 3,600 homes and a mixed use Village Center are integrated around Lake Hickorynut providing ample open space opportunities.
Master Plan Approach
The master planning approach for Wellness Way focused individual neighborhoods separated by open spaces all leading to the community's mixed use centers named "Job Hubs" to emphasize job creation.
Micco Park in Palm Bay, Florida
A 1,500 acre community surrounded by natural preserves. Great care was given to creating wildlife corridors through the community in a manner to protect both the wildlife and the residents all designed in a new urban approach.
The Grow Agrihood
A 1,200 acre master planned community in Orange County. It is a community with a very strong, historic central Florida agricultural community theme. Over 30 acres of agriculture with a commercial center adjacent to the nine acre working farm. The 2,000 homes in a new urban approach are linked together with more than 12 miles of bike/ped facilities. A school and 20 acre regional park anchor the heart of the community.
Hickory Grove for Pulte
Hickory Grove is a 400 acre community within Wellness Way in Lake County. 1,200 homes, 60 acres of mixed use center and 30% open space tied together with local streets and trails provide the "win-win-win" goal for client, environment and residents.
Sunstone for DR Horton
A 1,300 acre community in Groveland, Florida is sited on a property with significant marshes, hammocks and flood plain. Great care was given to sensibly connect neighborhoods on uplands yet creating an overall community with an extensive trail system leading to a mixed use village center.
The Walkable Grid Neighborhood Design Model
Created after years of research and experience, the Walkable Grid neighborhood design model is based on the historical precedents of Savannah, Riverside, Radburn, Seaside and, yes even Leavittown on Long Island. By maintaining a grid but loosening the tight configuration, emphasizing terminating vistas and injecting parks and open space, a neighborhood design model is revealed for either new urban or suburban solutions.
Residential
Bridgewater in Horizon West
Bridgewater in Horizon West Bridgewater is an entire Village in Horizon West as well as a large master planned community. As Village, there are multiple neighborhoods surrounding a mixed use Village Center as well as public schools in about 3,000 acres. Bridgewater the master planned community was completed for Starwood and includes interconnected neighborhoods, schools, parks and the Village Center in about 1,000 acres.
Hunters Creek
Hunters Creek is a prototype master plan communities from the late 1980’s and 1990’s. Jim Hall cut his design teeth in Hunters Creek for Newland Development. As was the practice at that time, it is a series of development pods with collector and arterial streets connecting neighborhoods to commercial, schools and parks. Hunters Creek is about 4,000 acres.
Village of Wesmere
Working for K Hovnanian Homes, the project was a failed townhome project. Through redesign while trying to maintain infrastructure, the neighborhood was transformed into mostly a new urban single family community.
Summerport by Starwood
A master planned community in the Bridgewater Village, Summerport is an interconnected series of neighborhoods augmented with a school and parks for Starwood. A large park recreation center is located adjacent to an elementary school near a large storm pond to create a destination in the community.
Lakeside Village neighborhood
The original Horizon West Village, work was completed for multiple property owners within the 3,000 acre Village. Neighbirhood design, apartments, commercial centers and parks and trails were design and coordinated together to bring the various property owners into a seamless community.
Lake Sheen neighborhood
A 40 acre property located on the west Orange County chain of lakes, the primary challenge was entitlements and compatibility with adjacent developed properties. Through a series of plan iterations and community meetings, a neighborhood plan with a common boat ramp was successfully established.
Lecesee’s Murano at Grande Lakes
An apartment community needed to undergo extensive entitlement amendments as well as traffic and school issues. The 300 unit community navigated though the approval process and was positively developed.
Unicorp’s Venetian Isles in Horizon West
Working with Unicorp development, a mix of apartments, townhomes and a commercial center were entitled and designed in the lakeside Village of Horizon West. There were in depth negotiations with the County on design issues as well as negotiations with an adjacent land owner.
Ocoee concept plan 2015
The City created a new District to become the future gateway into the City, this was the first project to move forward in the District. New Urban form and adherence to development standards were all vetted through the design process.
bridle path
Located in Apopka, Florida, this was the first project in the new Kelly Park District. Working with staff, improvements to the form based code were effectuated and then put into practice in this neighborhood of 200 single family homes. Interconnecting neighborhoods and the start of an extensive bike/ped system started with this neighborhood.
